            I have another video I sell called “Agency Explained.” This video is a 27 minute agency disclosure explanation.  In the video, I explain agency to a young couple to meet the requirements of North Carolina law and North Carolina Real Estate Commission rules and regulations.  Many brokers in charge have purchased a copy for this video to use for training purposes in their office.  Agents have purchased the video to lend to buyers and sellers to watch to satisfy the agency disclosure requirements.  After the buyer or seller watches the video, the agent then asks if they have any questions, and then gives the “Working with a Real Estate Agent” brochure to the client.  The agent then has the client sign the “tear off sheet” of the brochure.  The agent saves time by using the video to explain agency.  The video accomplishes agency disclosure much better than most agents are able or willing to explain agency.  This video will;

 

·                    Save the agent time in explaining agency to fulfill North Carolina law.

·                    Protect broker/owner liability.

 

COMPANY POLICY MANUAL

            Many years ago I wrote a model real estate company policy manual and later a continuing education course on this subject.  The course was a bust because nobody wanted to take it, and no school provider wanted to offer the course.  I then discovered that most real estate companies did not have a company policy manual, and the broker/owner was too busy to write his or her own manual.  I now sell the company policy manual for $259.00, and the policy manual comes on a CD.  The purchaser copies the CD onto his or her hard drive and then can edit the policy manual.  The purchaser will have to review the 36 sections on subjects such as agency, fair housing, anti-trust, sexual harassment, copy of full time and referral agent contact, confidentiality of information, forms, commission splits, and an incomplete section on property management which I am including for free.  Certain paragraphs will come out in the color red.  Here I am discussing an issue for the purchaser to consider the logic of the options I suggest in the manual.  These “red” sections would be deleted from the finished, edited company policy manual.  The finished company policy manual should be reviewed by the purchaser’s attorney.

            The purchaser should insist that all agents and employees must read the policy manual and sign a document acknowledging that the individual has read, understood, and will abide by the company policy manual.  This is the finest product on the market and will aid the broker/owner in:

 

·        Organizing and managing his or her business.

·        Help in the event of a lawsuit or complaint to the North Carolina Real Estate Commission.

·        Increase the value of the company.

Broker/owners are encouraged to review the company policy manual periodically with their agents and employees.  I suggest the month of January each year be devoted to training on the company policy manual.

            I also sell the real estate ties and scarves that I give out as door prizes in continuing education classes.  Many students have asked me if they could buy them for a present or to wear themselves.  The selling price for either a scarf or tie is $7.50.
