1031 Tax-Free Exchanges

This course is specifically designed for real estate agents rather than tax law professionals. It is a "power point" presentation with humorous slides disbursed throughout the class to help maintain the student's interest. The students learn the basic rules governing an exchange, go through many examples of exchanges, and are given the forms  used to carry out an exchange. This is the only continuing education class I have ever experienced where the students customarily applaud at the end of the presentation. The material presented is beneficial to the attendees personally and will allow them to present this concept to their clients and customers and in so doing maximize their competency as an agent. Many times non-agents attend the class to learn about this subject. This course requires the copying of the "power point" and the purchase of the "Understanding 1031 Tax-Free Exchanges" book from Dearborn Publishing as student handouts.

 

"Real Estate and Taxes-What Every Agent Should Know"

 

This is a popular course on the latest (1997) U.S. tax law revisions affecting the homeowner's deductions and capital gain treatment. The course also addresses the home-office deduction, options to purchase, depreciation, second home sales, and many other tax laws. This is a "power point" presentation with slides inserted of a humorous or motivational theme. This course always results in a lot of student participation and questions. This is a Dearborn course requiring the purchase of the Dearborn book and the copying of the "power point" slides as a student handout.

 

"Listings- A Two Act Play"

 

Instead of being lectured to for four hours, this course involves the students reading the play. The play involves three parties-the agent and Mr. and Mrs. Seller. Student volunteers play the roles and read the script at the front of the room while the rest of the class follow along at their seats. The play covers agency, closing costs, home inspections, property disclosure, showing the home and handling counter and multiple offers. This is a student participation class with the students calling "cut" when they wish to ask a question or make a comment. and calling out "role em" when their question has been answered or comment completed.

 

"The Forms Course"

 

This course is designed for North Carolina agents and covers eleven of the standard addendum forms used in conjunction with the "Offer to Purchase and Contract of Sale" Standard form 2-T. These forms include the "Additional Provisions Addendum", "Memo To Buyer", "Repair Request Addendum", "Request for Copy of Commitment Letter", "Waiver of Loan Commitment Letter", "Notice of Termination", "Termination of Contract and Release", and "Lead Based Paint or Lead Based Paint Hazard Addendum".

 

"Ethics and Real Estate"

 

This is a Dearborn course requiring the purchase and distribution of their book. This four hour CE course satisfies the four year NAR requirement for ethics training. The "power point" presentation follows the book and emphasizes the "Code of Ethics".

 
Broker-in-Charge (BIC) 12 hours (4 hours elective credit)
The North Carolina Real Estate Commission has hired me to co-teach the BIC course along with a member of the staff of the Commission. The course was written by the Commission staff and will expand to 12 hours April 1, 2006. The first 4 hours will be the "Trust Account" course taught by members of the Audit and Investigation Department of the Commission and the 2nd day will be an 8 hour course designed to assist brokers-in-charge in their administrative, supervisory and managerial responsibilities. Ethics and Real Estate (4 hours elective credit)
This is a Dearborn Financial Publishing course that also satisfies the REALTOR requirement for an ethics course every four years. This course covers the definition of ethics, ethical decision making, the National Association of REALTORS "Code of Ethics" and the relationship ethics plays in the practice of real estate.
 
Accredited Buyer Representative (ABR) 12 hours (4 hours elective credit)
 
This is a course offered by the National Association of REALTORS through their affiliate The Real Estate Buyers Council (REBAC). Upon completion of this course and an approved elective the candidate can apply for the coveted ABR designation upon proff of completing certain buyer agency transactions. The course reviews the agency responsibilities due to buyer clients, distinguishes between client versus customer level services, and negiotiating strategies.
 
Successful Buyer Representation in New Home Sales (ABR elective) 6 hours (4 hours elective credit)
 
This course analizes the unique aspects of new home sales and how the buyer agent works with builders and builder representatives.
 
Successful Representation in Relocation Sales (ABR elective) 6 hours (4 hours elective credit)
 
This course analizes the relocation process from the standpoint of the relocatee and the agent and focuses on the services required to make the move a mutually satisfying experience.
